General Qualification Standards

1. Credit Score

All applicants must have a minimum credit score of 630. Each adult occupant (18 years or older) will be required to complete a credit check as part of the application process.

2. Income Requirements

Applicants must demonstrate a verifiable monthly income of at least 2x the monthly rent. This income must be supported by proper documentation (e.g., recent pay stubs, tax returns for self-employed applicants, or employment verification letters).
All income must be verified with documentation to be submitted after the application is completed.

3. Rental History

Applicants must provide at least 12 months of verifiable rental history. A positive history with no evictions, lease violations, or outstanding rent balances is required.

4. Background Checks

All adult applicants (18 years or older) are required to complete a background check, which includes a review of criminal and rental history.

5. Co-Signers

Co-signers are permitted for applicants who do not meet all qualifications. Co-signers will be subject to the same application requirements and checks and will be equally responsible for the rent alongside the primary applicants.


6. Pet Policy

The pet policy varies per property. If pets are allowed, pet fees and any specific restrictions will be outlined in the individual property listing and lease agreement.


7. Processing Time

Our application process typically takes 3–5 business days from the time all required documents are submitted.


8. Application Fee

The application fee is $50 per applicant. This fee covers the cost of credit and background checks as well as processing, and it is non-refundable.


9. Complete Applications Only

Incomplete applications will not be considered. All required information and documentation must be provided for the application to proceed.
 
Application Requirements

To complete your application, please ensure that each adult applicant:


Submits a completed application form.
Provides proof of income through recent pay stubs, tax returns (for self-employed), or an employment verification letter.
Includes verifiable rental history.
Completes the credit check and background check.


Applications can be submitted online. The $50 application fee per applicant is due at the time of submission, and all fees are non-refundable.
